How the USDA fees work

USDA Guaranteed loans charge two fees instead of private mortgage insurance:

FHA charges a 1.75% upfront MIP (also financed) and 0.55% annual MIP on most 30-year loans with minimum down payment. That higher annual rate is why FHA's monthly payment is usually $50–$100 more even though its loan amount is smaller after the down payment. Full fee comparison: the guarantee fee math.
